- Das Ziel der vorliegenden Arbeit ist aufzuzeigen, welches die massgebenden Einflussfaktoren auf die
Gebäudetechnikkonzepte mit Fokus Gebäude Elektroengineering sind. Ebenfalls wird analysiert, in welchem Ausmass sich die Ausgabegrössen anhand der Einflussfaktoren verändern.
Bei der Analyse des Planungsprozesses, wurden die Einflussfaktoren qualitativ und quantitativ punkto deren
Relevanz ausgewertet. Ein Gebäudetechnikkonzept wird von harten und weichen Faktoren beeinflusst. Die
harten Faktoren sind der Standort, die gesetzlichen Rahmenbedingungen, sowie die Gebäudestruktur. Die
weichen Faktoren sind die Nutzung, die Gebäudesicherheit, die Versorgungssicherheit, die Nachhaltigkeit,
die Flexibilität und der Ausbaustandard.
Um die Forschungsfrage zu beantworten, wurden die harten Faktoren anhand von Kenndaten ausgewertet. Die Auswertung der weichen Faktoren wurde mit drei Referenzobjekten erstellt, wobei pro Gebäudekategorie
eine Berechnung der Ausgabegrössen durchgeführt wurde. Spezifisch konnte so eine vergleichbare Auswertung erstellt werden. Diese Auswertungen wurden in ein Excel-Tool implementiert und sind in einem dynamischen Modell abbildbar. Mit einer Auswahlliste von Low, Medium und High kann die Bauherrschaft die jeweiligen Anforderungen an die Einflussfaktoren definieren. Die wertbasierte Auswertung erfolgt mit
den berechneten Werten aus der Analyse der Referenzobjekte. Die sensitivitätsbasierte Auswertung kann
durch die Bauherrschaft anhand des Baukostenplans (BKP) individuell angepasst werden.
Die Ergebnisse der Analyse und des dynamischen Modells zeigen, dass die Einflussfaktoren je nach
Gebäudekategorie einen anderen Impact aufweisen. Die Kosten und der thermische Leistungs- und Energiebedarf werden bei der Gebäudekategorie «Wohnen» - der Flächenbedarf, sowie der C02-Ausstoss bei der Gebäudekategorie «Büro» und der elektrische Leistungs- und Energiebedarf bei der Gebäudekategorie «Schule» am stärksten durch die Einflussfaktoren beeinflusst.
Sollten im Bereich der Impactanalyse Gebäudetechnikplanung weitere Forschungen betrieben werden, sind
pro Gebäudekategorie eine Vielzahl von Referenzobjekten zu analysieren und auszuwerten. Anhand der
geschaffenen Grundlagen mit dem Excel-Tool kann eine Datenerweiterung diesbezüglich stattfinden.
The objective of this thesis is to answer which are the decisive influencing factors on the building technology
concepts with focus on building electrical engineering. It is also analyzed to what extent the output variables
change on the basis of the influencing factors.
In the analysis of the planning process, the influencing factors were evaluated qualitatively and quantitatively
in terms of their relevance. A building technology concept is influenced by hard and soft factors. The hard
factors are the location, the legal framework, and the building structure. The soft factors are the building use,
the building safety, the security of supply, the sustainability, the flexibility, and the finishing standard.
To answer the research question, the hard factors were evaluated using characteristic values. The evaluation
of the soft factors was made with three reference objects, whereby a calculation of the output variables was
carried out for each building category. Specifically, a comparable evaluation could thus be created. These
evaluations were implemented in an Excel tool and can be mapped in a dynamic model. With a selection list
of Low, Medium and High, the building owner can define the respective requirements for the influencing
factors. The value-based evaluation is carried out with the calculated values from the analysis of the reference
objects. The sensitivity-based evaluation can be individually adapted by the client on the basis of the BKP.
The results of the analysis and the dynamic model show that the influencing factors have a different impact
depending on the building category. The costs and the thermal power and energy demand are most influenced
by the impact factors for the building category «residential» - the space requirement, as well as the C02
emission for the building category «office» and the electrical power and energy demand for the building
category «school».
Should further research be conducted in the area of impact analysis building technologies concepts, a large
number of reference objects per building category are to be analyzed and evaluated. On the basis of the
foundations created with the Excel tool, a data expansion can take place in this regard.
